The quiet end of the Protaras strip

Pernera sits a few kilometres up the coast from the main Protaras strip, and the difference shows the moment you drive in. Fewer late bars, no beach-club queues, more family resorts and self-catering blocks backing onto the smaller beaches — Malama, Polyxena, the little coves either side of the Pernera harbour. Guests here are mostly young families and couples after a calmer week than Ayia Napa offers, which means longer stays, earlier nights, and turnarounds that run to a steadier rhythm. The trade-off is volume: a Pernera family block can be fully let from late June to early September with barely a gap. We work that stretch so you’re not spending the season chasing a cleaner who only shows up half the time. Larnaca-based crew, an easy run across to the east coast.

Sand from Malama and Polyxena, not the main bay

The sand your guests drag in comes off smaller, shallower beaches than the flagship bays down the coast — and there’s more of it, because families with children spend full days in and out of the water rather than an hour before the bars open. By checkout, that sand is ground into every room, the high chairs need wiping down, the kitchen bins are full from a week of self-catered family meals, and the bathrooms have seen more use than a couple’s let ever would. We scale the reset to what a family actually leaves behind — not a fixed pass waved over the flat. Beds stripped and remade when a clean set is waiting at the property, bathrooms done properly instead of sprayed, the kitchen worked from the breakfast things through to the bins and the floor, and the whole place mopped clear of the sand the children have walked in for seven days.

Photo proof before the next family’s key code

Most Pernera hosts we work with run their calendars from abroad — the UK, mainland Europe, the Gulf — nowhere near the flat when one family checks out and the next is hours from arriving at the key safe. So every job closes with photo proof in your WhatsApp thread. You see the made beds, the clean bathroom, the reset kitchen, and the swept balcony before the next family’s code opens the door. If we walk in and find a scorched worktop, a broken cot, a window that won’t lock — we photograph it and tell you first, then clean around it. No bad review landing in your inbox before you even know what happened.

The linen cupboard that empties faster than you’d expect

Bedsheets and towels: we change them when clean replacements are already at the property - we don’t supply the items ourselves. On a family strip like Pernera that rule matters more than it does on a couples’ let, because two adults plus two or three children empty a linen cupboard in a single week — every towel in the wash, the spares already on the beds, the cot sheets gone too. When we arrive for a changeover and the clean replacements aren’t there, or don’t cover the beds the last family left stripped, we photograph what we’ve found and message you before changing anything. No charge for a swap we couldn’t do. If you’re letting back-to-back through the school holidays, leave more clean sets than feels reasonable; we’ll flag it the moment the cupboard runs low.

Squeezed turnarounds when checkout slips

A clean four- or five-hour gap between an 11am checkout and a 3pm check-in is standard Pernera work in the school holidays, and we hold that comfortably. The crunch comes when a family sleeps in, checks out at half twelve, and the next lot lands at Larnaca airport at two — send us the real times, not the booking-platform ones, and we tell you plainly whether the window fits. We’d rather say no than rush it and hand you a complaint. If your regular cleaner drops out on a changeover day, we step in when the diary allows — never promised, always confirmed in minutes on WhatsApp. Same-day cover on request when our diary allows.

What a Pernera turnover runs you

Pernera flats get quoted per job from photos — there’s no honest flat rate when a studio above the tavernas and a three-bed family apartment near the beach are such different amounts of work, and a family turnover in August is heavier than a couple’s in June. For a sense of the floor, small apartments usually start from about €45, with larger family lets priced above that. The figure moves with size, condition, access, how tight the window is, and any linen changeover. Send the flat, the bedroom count, and a couple of photos on WhatsApp and you get one clear number back — not a guess.

Pernera, North Protaras, the family-resort streets

We clean across Pernera itself, the North Protaras blocks just back from the coast, and the family-resort streets running down towards the main strip — plus the rest of Protaras, on to Paralimni and Ayia Napa, and across to Larnaca, Limassol and Nicosia. A specific lane, complex, or resort we haven’t named? Send the pin on WhatsApp and we’ll confirm if we cover it.
