Why Nicosia move-ins don’t wait

The capital has no beach and no flight schedule doing the work for you. Demand here is steady and structural — a serviced apartment in Strovolos turning over for a new corporate tenant, a student flat in Aglantzia between academic years, a long-let in Lakatamia handed back by one tenant with the next moving in days later. When a flat sits empty, that’s the window to reset it properly. We take that window and make the place ready for its first night of occupation, not handed over dusty.

This is the clean you book once a tenancy ends and before the next begins. Void periods leave their own grime — settled dust on every horizontal surface, cupboard interiors nobody wiped, bathroom grout that hasn’t been touched in months, and fridge seals that have gone soft with disuse. We go at all of it before the first piece of furniture or the first box comes through the door.

The three empty-property jobs we see most

Most of our Nicosia move-in work falls into one of three shapes, and the quote changes with each. The post-renovation reset is the heaviest — new kitchens and bathrooms fitted into older Strovolos and Engomi blocks, where plaster and tile-cutting dust has worked its way into extractor hoods, light fittings and behind radiators. The long-void flat is different again — a property in Latsia or Lakatamia that sat unoccupied for months, sometimes with the heating off through winter, picking up damp smells and a layer of fine dust that resettles after a single pass. Then there’s the serviced-apartment turn in the commercial core, where a corporate tenant has checked out and the next checks in on a fixed date — consistent, repeatable, photo-proved every time.

Where we go that a weekly clean doesn’t

Because the property is empty, nothing is in the way and we go further than a turnover ever does. Inside the oven and the fridge, including the seals and the back panel. Inside every cupboard, wardrobe and drawer — shelves wiped, not just closed. Skirting boards, architraves, door frames, light switches, power sockets: the surfaces that collect dust quietly when nobody’s home. Bathroom tiles descaled and grout lines scrubbed, showerheads de-scaled, mirrors streak-free. Windows cleaned where we can reach safely, frames and sills wiped out. Floors vacuumed edge to edge and then mopped, corners included. When we finish, we walk the empty place with you room by room in photos on WhatsApp — so you see it clean before the first tenant does.

Renovation dust gets its own treatment

If builders have just walked off site, tell us when you message. Construction dust is finer than household dust — it gets into extractor fans, sits behind radiators, coats the inside of light fittings, and it resettles after a standard clean. We run those jobs in two passes: first to lift the bulk, then a second once the airborne fraction has settled again. It takes longer and we price it for what it is, not as a generic clean. Linen and towels on a move-in clean

Bedsheets and towels: we change them when clean replacements are already at the property - we don’t supply the items ourselves. On a move-in clean there’s usually no linen change at all — the place is empty and the bed is bare. If the bed is made up and you want fresh linen placed ready for the first night, have clean replacements on site and flag it in the booking.

Timing it to a lease date, not a flight

In Larnaca a guest’s flight does some of the timing work for you. In Nicosia there’s no such buffer — a lease starts on the first, a corporate contract starts on a Monday, the university term starts on a fixed date. Book the clean for the day before wherever you can, so the place has aired and dried properly. If it genuinely has to be the same morning, message us on WhatsApp with the area and the time. What it costs in the capital

Move-in and empty-property cleans are quoted from photos because condition swings hard — a lightly-used one-bedroom in Aglantzia is a different job from a gutted and refitted flat in Strovolos. Small apartments usually start from about €45 for a standard clean; a full post-renovation or long-void deep clean is priced separately and shown clearly in the quote.
