Why a move-out clean gets a deposit back

A deposit doesn’t come back for a tidy place. It comes back for a place that’s been reset to the standard the inventory says it was at move-in — and that’s almost always deeper than a tenant manages themselves in the last busy week of packing. We get called in across Cyprus when a tenant is leaving, when a landlord is taking back a property, or when an agent is caught between a checkout and the next viewing with no time to spare. The job is the same each time: bring an empty property back to the condition that stops a deduction argument before it starts. What we work through in a tenant-exit reset

We don’t hand you a generic checklist, because a move-out isn’t a turnover between guests. It’s a deep reset of an empty property to the condition a landlord or inventory clerk will measure it against. That means the inside of the oven and the fridge, the inside of cupboards and wardrobes now that they’re empty, skirting boards and door frames, light fittings and high shelves where dust has gathered for a year, windows cleaned where we can reach them safely, and tile grout and bathroom seals brought back. Marks on walls get wiped where the paint will take it. The detail matters at checkout — a stained oven shelf or a limescaled shower head is exactly what a deduction gets built on, so those are the spots we go at properly. Anything beyond the reset — carpet shampoo, a full paint touch-up, garden clearance — goes on the quote in advance, never quietly skipped. We finish with a walk-through and a full photo set on WhatsApp.

Linen, and what happens to items left behind

Most move-outs we walk into have the previous tenant’s bedding and towels either piled up or still in place. Bedsheets and towels: we change them when clean replacements are already at the property - we don’t supply the items ourselves. So if the outgoing tenant has taken theirs and the owner hasn’t dropped a clean set, we bag what’s there, photograph it, and message you before we touch the bed — no assumptions, no charge for a change we couldn’t make. The same goes for items left behind: furniture, half-used toiletries, food in the fridge. We photograph it, list it in the thread, and either bin it or leave it for collection, your call. That paper trail is what protects everyone when a tenant later disputes what was in the property at handover.

Move-out cleans are priced from photos, because two empty flats that look similar on paper can be wildly different in reality. A one-bed in central Nicosia that’s been kept well is a different job from a three-bed in Ayia Napa at the end of a summer season with sand in every corner.
