When the summer scramble catches you off-island

Ayia Napa in July and August is a different machine to the rest of the island. Flats off Nissi Avenue turn over in a single afternoon, groups roll in from Protaras and Pernera, and the place has to be guest-ready before the sun’s down. Most owners we work with are running this from London, Athens, the Gulf — nowhere near the property when it goes wrong.

And it does go wrong. The regular cleaner cancels at 10:00 and the next group lands at 16:00. A booking shifts and the flat still carries last night’s stay. The reset between two groups

A same-day call here is a full guest-ready turnover, compressed into the window you’ve actually got — not a quick tidy. We strip the beds and remake them when clean linen is already sitting at the property, sanitise the bathrooms and leave the mirrors clear, work the kitchen from surfaces to bins to floor, and mop or vacuum through the living areas and out onto the balcony where access allows. Then we walk the whole place top to bottom and photograph it.

Group stays leave different wear than a couple on a weekend — overflowing bins, sand worked into every corner, the occasional spill or breakage we flag before we clean around it. We scale the reset to what’s in front of us, not a fixed pass waved over the flat. The window’s tighter; the standard isn’t.

Bedsheets and towels: we change them when clean replacements are already at the property - we don’t supply the items ourselves. On a same-day call in peak season that matters more than ever — there’s no slack to source linen between two groups. If replacements are missing when we arrive, we photograph the bare bed and message you before changing anything. No surprise charges.

What it costs when the diary’s tight

Same-day cover is priced per job — no fixed rate card for a turnover squeezed between two summer groups. The base turnover for a small apartment usually starts from about €45, with same-day cover sitting on top. The final figure moves with size, condition, access, and how tight the window is.
