When short-let and long-tenancy overlap
Livadia’s rental market doesn’t run on one rhythm. The same street can have a family in a long-term lease on the ground floor and a short-let Airbnb on the first — and sometimes the timing between the two collapses. A tenant hands keys back early, or a short-let booking lands on a date nobody cleared with the cleaner, and suddenly there’s a flat that needs resetting between an outgoing resident and an incoming guest, today.
That’s the call we take. Same-day is on request — never a promise — because it comes down to what the diary’s already holding. But Livadia is on our Larnaca patch, close to base, so when the gap’s there we can usually move fast.
The kind of mess a mixed-tenancy gap leaves
A flat that’s been a long-term rental for months doesn’t turnover like a weekend let. The kitchen’s been cooked in, the bathroom has hard-water marks, and the floors have carried daily traffic. Squeezing a proper reset into a same-day window means being honest about what fits — and scaling the crew to the condition, not pretending a surface wipe will do.

How the diary decides
The diary rules this, not us. Livadia overlaps and cancellations get slotted into whatever’s left on the day, and we hold a corner of each day open for exactly that — but when the long-tenancy and short-let calendars collide in peak weeks, that corner goes fast. Catch us in the morning that the overlap’s coming and it nearly always works. Catch us in the afternoon with a guest checking in at seven and it’s genuinely fifty-fifty.

Linen when the cupboard’s been picked over
Bedsheets and towels: we change them when clean replacements are already at the property. If you need us to supply or launder them, that’s our hostready cleanup package — charged based on who provides it. After a long tenant, the clean set isn’t always where it should be — sometimes it’s been used, sometimes it’s gone entirely. If the cupboard’s bare when we arrive, we photograph the bare bed and message you before touching the linen.

Priced per job. Small apartments usually start from about €45 for a base turnover, and any same-day figure gets named upfront on WhatsApp — the full number, before we move.
