The villas off Nissi Avenue and above the beach clubs aren’t quiet family properties. They’re group-let machines — five or six bedrooms, a pool, a BBQ area, and a patio that hosts twelve people at a time. Through July and August they turn over every few days, each group cycling through harder than a family would: cooking every night, using every bathroom daily, dragging sand back from Nissi Beach, and working the BBQ until the early hours. A villa clean here is built for that intensity.
We reset the whole property between groups — the bedrooms, the bathrooms, the kitchen that actually got cooked in, the living areas, and the outdoor space that saw the most action. Then photos, before the next group lands.

Pools, BBQ areas, and the outdoor footprint
A Nissi group villa lives outdoors as much as in. The pool deck, the loungers, the dining terrace, and the BBQ area all see daily use through a stay. We sweep the poolside, reset the loungers and furniture, and clear the dining terrace. On the BBQ we scrape the frame, wipe the surrounds, and reset the area — we don’t service gas lines or deep-clean the grill internals. If something’s broken or the pool water looks off, we photograph it and flag it to you.
We don’t service the pool itself. No chemicals, no filters, no water testing — that’s a pool technician. If the water reads green or low when we arrive, we photograph it and message you before we touch the deck.
Bedsheets, towels, and the linen load
Bedsheets and towels: we change them when clean replacements are already at the property. If you need us to supply or launder them, that’s our hostready cleanup package — charged based on who provides it. In a 6-bed Nissi villa after a group of twelve, that’s a serious linen load — often more than a domestic washing cycle can handle between checkouts. If the clean set runs short — common after a big group — we photograph the bare bed and message you before touching anything. No guessing, no surprise charges.
How a Nissi villa clean is priced
Quoted per job from photos. There’s no honest flat rate when a 4-bed with a plunge pool and a 6-bed with a full patio and BBQ area are such different jobs. Bedrooms, bathrooms, outdoor footprint, and how many guests stayed all move the number. Small apartments usually start from about €45 — group villas sit well above that and are quoted individually.
