Why a Pyla villa is a different clean

Pyla sits up against the British base edge, and a villa here doesn’t behave like a Finikoudes flat or an Oroklini summer let. The community has roots — British residents here twenty years, families back season after season, and lets that run a month or a full winter rather than a long weekend. That changes what the clean is for. The kitchen has been cooked in properly. Bathrooms have seen weeks of daily use. Floors carry boots and dogs as much as flip-flops. And the footprint is bigger: three or four bedrooms across levels, a living room onto a patio, outdoor furniture that sat through a season of dust. A flat-standard reset doesn’t hold up here. We plan the clean around undoing real living. Quote on WhatsApp first, we run the reset, photos land when it’s done.

What we take on across the villa

The scope runs the whole house, set to whatever the last stay left behind. Bedrooms get stripped and remade when clean linen is waiting on site. Bathrooms are sanitised throughout — tiles, fittings, mirrors. The kitchen goes back to neutral: hob degreased, appliances wiped, bins emptied, floor mopped. Living, dining, stairs, and hallways are dusted, vacuumed, and mopped across every level. We finish with a full walk-through, then drop the photos into WhatsApp. It’s a villa-standard reset for a bigger footprint — not a one-bed clean stretched to fill the rooms.

Patios, terraces, and the pool line

Pyla villas nearly always have outdoor space, and that’s part of the job. We sweep and tidy the patio, wipe down the dining set and loungers, and reset the hard standing around the pool where access allows. The pool itself we don’t touch — no chemicals, no filters, no pump, no water testing. That stays with a pool specialist. Same for the garden: we tidy what’s already been cut, we don’t bring the mower. If the water looks off when we arrive, we photograph it and message you first.

Linen when stays run long

Because Pyla lets often hold a long-term tenant rather than a fresh short-let kit, the linen question lands differently here than on the beach strip. Bedsheets and towels: we change them when clean replacements are already at the property - we don’t supply the items ourselves. A villa here can mean four or five beds across the house, so whether there’s enough clean linen on site matters before we turn up. If the cupboard runs short when we arrive, we photograph the bare bed and the missing towels, message you, and carry on with the reset — no charge for a changeover we couldn’t do.

Personal items in a resident-expat house

This matters more in Pyla than almost anywhere we work. A short-let villa gets emptied between guests; a Pyla villa often doesn’t. A British tenant who heads home for a fortnight leaves their own things in place — cupboards stocked, clothes in the wardrobe, photos on the shelf. We treat that differently. We don’t bin anything personal. If something’s in the way of the reset, we set it aside, photograph it, and message you. The clean still runs end to end, but around someone’s actual home, not a blank holiday box.

What a Pyla villa clean costs

There’s no honest flat figure for a villa — a compact 3-bed in the village and a 5-bed with a walled patio on the base edge are simply different jobs. We price each one from photos: size, bedroom and bathroom count, condition after the last stay, access, and timing all move the number. As a floor, small apartments usually start from about €45; villas sit higher and are quoted individually. Send the area, the room counts, and two or three photos on WhatsApp and you get a clear figure back, same thread.

Where we work around Pyla

Pyla and Pyla Village — the maisonettes and villas near the base perimeter, the family homes off the central square, and the long-stay houses serving the British community that’s been here for decades. We’re based in Larnaca, so Pyla is a short run up the coast road. We also cover Larnaca city, Limassol, Nicosia, Ayia Napa, Protaras, and Paralimni. Somewhere we haven’t named? Send the location on WhatsApp and we’ll tell you straight if we can take it on.
