Where the buffer zone shapes the lettings
Aglantzia isn’t like the rest of Nicosia. Along the UN buffer zone, the streets run quieter, the plots are larger, and the lets mix in unusual ways. You’ve got University of Cyprus students crammed into shared flats off Metochiou, families on longer residential tenancies, and the occasional diplomat or NGO posting that runs for a fixed term. The cleaning rhythm for each is different — and we run all three. A student flat at the end of term is a heavier job than a diplomat posting that’s been kept tidy, and we price them accordingly from photos.
The reset between one occupant and the next
Whatever the let type, a turnover is a turnover. We strip the beds and remake them when a clean linen set is already on site, sanitise the bathrooms top to bottom, reset the kitchen — cooker, fridge, splashbacks, bins — and vacuum and mop every floor. Then the crew walks through once more before we message you photos. You see the flat, ready, before the next guest or tenant walks in with their case.
Bedsheets and towels: we change them when clean replacements are already at the property - we don’t supply the items ourselves. Turn up to find no clean set waiting? We photograph the bare bed and check with you first, never after.
Student wear versus the kept diplomat let
The mess in Aglantzia splits along that line. The student flats near the university build up limescale in the shower from hard water, grease baked onto the hob, scuffs on skirtings and walls over a full academic year. The residential and diplomat lets along the buffer zone tend to be cleaner at handover — but they’re held to a higher standard by the next occupant, so the finish has to be sharper, not lighter. Midday windows and term-end timings
Hosts here worry about timing more than anything. The short-let turnovers run the usual 11:00-to-15:00 gap where everything has to look untouched — send both times and we tell you honestly if the diary fits. The student lets run on a different clock: term-end clear-outs where you’ve got days, not hours, but the job is bigger and the place has to be deposit-ready. Both are normal work for us in Aglantzia.

Pricing and where we cover
Pricing is per job, not a flat rate. Small apartments usually start from about €45, and the final figure moves with size, condition, how tight the window is, and any linen changeover work. Send the block, the bedroom count, and two photos on WhatsApp and you get a number back, not a vague range.
