Two lets on the same street, two different jobs

Engomi is one of the few Nicosia districts where the work genuinely splits in two. Walk the blocks between the University of Cyprus and the Engomi business district and you’ll see ground-floor student shares with four bikes on the balcony, then a lift up to a corporate flat that’s booked by the night for visiting managers. The student reset is heavier — built-up grime, full fridges, scuffed skirtings at the end of a term. The corporate reset is lighter on dirt but held to a sharper finish, because the next guest is paying business rates and notices everything. The reset between one occupant and the next

Whatever the let type, the bones of the turnover are the same. We strip the beds and remake them when a clean set is already on site, take the bathrooms top to bottom, reset the kitchen — cooker, fridge interior, splashbacks, bins — and vacuum and mop every floor. Then the crew walks the flat once more before the photos go to you. You see the place ready, on WhatsApp, before the next guest or tenant arrives with their case.

Term-time cycles and corporate check-in days

The two lets run on different calendars and we work both. Student blocks fill and empty with the University of Cyprus and European University Cyprus term dates — big spikes in October and February, and the heavy semester-end clears in January and June where the job doubles in size. Corporate lets run all year but spike midweek, and they’re the ones with the unforgiving 11-to-3 slot where the place has to look untouched. Tell us which rhythm yours runs on and we plan around it.

The finish corporate guests actually expect

Corporate guests in Engomi tend to be repeat bookers who fly in for two or three nights and judge the place against a hotel room. So the finish has to land higher than a student turnover. Glass shower screens without streaks, kitchen worktops wiped dry, no stray hair in the sink, the bin empty and lined. We work to that standard on every corporate reset and prove it with photos, because a five-star review from a business traveller is what keeps your listing booked midweek.

Pricing and where we cover

We quote per job, not on a flat rate. Small apartments usually start from about €45, and the final figure shifts with the size, the condition the place is left in, how tight the window is, and any linen changeover work on top.
