South Nicosia’s newest addresses
Latsia has changed fast. Ten years ago it was quiet edges; now it’s a cluster of new builds, apartment blocks, and commuter flats strung along the road out toward the highway. Owners here are often letting for the first time — a flat bought off plan, handed over, and listed the same month. That means the work splits two ways: a heavier first-rental clean to clear the builder’s dust, and then a steady run of between-guest resets once the bookings start. We do both, regularly, around here.
The first-rental handover
A brand-new flat isn’t actually clean, no matter how shiny it looks. Construction dust settles in the window tracks, adhesive smears cling to shower glass, and the whole place carries that just-finished smell. We strip it back — tracks, vents, skirtings, the inside of cupboards — so the first guest walks into somewhere that feels lived-in, not handed-over. The reset between guests
Once a Latsia flat is let and the turnovers start, the rhythm is the same as anywhere — strip the beds, remake them when a clean linen set is already on site, scrub the bathrooms top to bottom, reset the kitchen down to the hob and the fridge, then vacuum and mop every floor. The crew walks through once more, then you get a small batch of WhatsApp photos before the next arrival. No surprises for you, no surprises for the guest.
We swap linen over when a clean set is already waiting in the flat — we don’t bring the items ourselves. Arrive to find the cupboard bare? We photograph the stripped bed and ask first, never after.
Timing around the highway and the diary
Latsia’s appeal for hosts is access — the highway link makes it easy for guests flying in and easy for us to reach from the Larnaca side. Most one- and two-bedroom flats take two to four hours on site, and a standard midday checkout-to-checkin gap is routine work here. Send both times on WhatsApp and we’ll tell you straight whether the slot fits. If your usual cleaner drops out on a turnaround, message us — we can often cover the same day when the diary allows, never a promise we can’t keep.
