When the summer let ends in Protaras
Most tenancies here don’t end in winter. They end in September and October, when a family finishes a long summer let in a Pernera apartment or a Kapparis villa heads back to the owner. By then the place has run for months — sea salt on the windows, sand in the grout, and the oven caked from a season of self-catering families. That’s the moment the handover has to be right, because the deposit depends on it.
A move-out clean is built for that moment. We come in after the last guest or tenant, take the property back to the condition an inventory or a landlord expects, and send you photos so you can see it without driving out to the coast.
The deposit points we work through
This isn’t a surface tidy — it’s aimed at the spots money gets deducted for. We go inside the oven and the hob, into the fridge interior, and through the cupboards inside and out. Bathrooms are descaled, the grout scrubbed, taps and shower heads brought back, tiles and mirrors done. Then the things that get forgotten between guests: light fittings, switches, sockets, skirting boards, door frames, and the tops of units where that fine Kavo Greco dust settles. Walls get marks wiped where they’ll lift, reachable windows are cleaned, and floors get a full vacuum and mop. If your tenancy agreement lists something specific, or an agent has flagged a complaint, tell us and we work that spot.
How it differs from a guest turnover
A turnover resets a Protaras flat for the next family in a few hours — beds, bathrooms, kitchen, floors, done. An end-of-tenancy clean takes longer and goes deeper, because the goal is a property returned in handover condition, not flipped for a same-day arrival. If you run short-lets from the same place, we can do either — just say which one this booking is so we plan the time right.
Dust, salt, and the Protaras season
Two things mark a Protaras move-out more than anywhere else on the coast. First, the red earth around Kavo Greko and the dusty tracks off the Pernera road leave fine grit on every high surface — behind the fridge, on top of the kitchen units, inside pendant lights. Second, the sea air leaves salt film on Fig Tree Bay seafront windows and balcony glass all summer. Both are exactly what a landlord checks and exactly what a quick clean misses. We go at them.
Linen on a move-out
Bedsheets and towels: we change them when clean replacements are already at the property - we don’t supply the items ourselves. On most end-of-tenancy cleans there’s no linen change at all — the outgoing family packs up, and the laundry goes out separately. If clean sets are already at the property and you want them laid out for the next arrival, tell us when you book.
Photo proof when you’re not on the coast
A lot of Protaras owners live in Nicosia or abroad and only see the place on check-in day. After every move-out clean you get photos in your WhatsApp thread — the oven, the bathrooms, the floors, the fixtures. If something’s broken, stained, or worn when we arrive, we photograph it and flag it before we clean around it. No surprise buried under a tidy, and a clear record of the handover state.
Pricing and timing
Move-out and deep cleans are quoted from photos, because two Protaras properties that look similar can be very different jobs. Small apartments usually start from about €45 for a standard clean; a full deposit-focused handover is priced on the photos.
