Protaras runs calmer than Ayia Napa — families, slower mornings, the Fig Tree Bay promenade instead of a club strip. But the calendar still compresses hard the moment a property changes hands. A buyer completes on a Kapparis new-build, a tenant signs for a renovated Pernera flat, or an owner flies in to finally use a place that’s stood locked since last October. In every case the gap between getting the keys and wanting to sleep there is short, and it’s full of dust, stale air, and the traces of whoever — or whatever — was there last.
That gap is where a move-in clean earns its keep. We come into an empty or just-vacated property and take it back to liveable, so the first night feels like arriving somewhere new instead of inheriting someone else’s mess.
Where a move-in clean parts ways with a turnover
A guest turnover resets a furnished Protaras flat between two short-let families — strip the beds, wipe the kitchen and bathrooms, quick mop, done in a few hours. A move-in clean is a different animal. The property is usually empty, the dirt has had weeks or months to settle, and the goal isn’t a fast flip for the next arrival — it’s a genuine reset for whoever’s moving in for good. We go slower and deeper because there’s no furniture in the way and no checkout clock ticking.

The void property that sat locked since last season
A lot of what we see in Protaras has been closed up since the families went home in autumn. Stale air trapped for months. Settled dust on every ledge and sill. A bathroom that’s gone furry at the grout line because the ventilation was off and the sea air did its work. Light fittings and extractor vents clogged with the fine grit the wind blows in off the Kavo Greko headland.
A void reset goes at all of that. Cupboards and wardrobes wiped inside, appliances cleaned internally, skirtings and door frames done, tiles descaled, floors taken back edge to edge. The version of the clean that matches the version of the mess — not a quick wipe waved over a property that’s been standing empty.
When the builder hands over the same week
New builds on the Kapparis estates and renovated blocks on the Pernera slope often hand over within days of the first night. The contractor says it’s clean — and by their standard, it is. By a sleep-there-tonight standard, it usually isn’t. Plaster dust sits inside the extractor fans and the light fittings. Cement film clings to the new shower glass. Sawdust lurks behind the appliances and in the window tracks. Offcuts and packaging hide in corners.

Post-work dust is finer than household dust, it resettles after a first pass, and we treat those jobs as a two-stage clean rather than a single run. Bedsheets and towels: we change them when clean replacements are already at the property — we don’t supply the items ourselves. On a move-in clean the bed is usually bare and there’s no linen change at all. If the bed is dressed and you want fresh linen laid out before the first night, have clean replacements on site and tell us in the booking.
Photo proof before the first box comes through the door
Plenty of Protaras buyers and tenants aren’t on the spot for completion day. So we’re the ones standing in the flat instead. If something arrives broken, stained, or worn before we start, we photograph it and flag it before we clean around it. Timing the clean around completion
Aim for the day before whenever you can. Completion dates in peak weeks fill the diary fast, and a clean squeezed into the same morning as key collection is the one job we won’t rush — a finish scratched in haste costs more than the clean. What it costs
Move-in and void-property deep cleans are quoted from photos, because two Protaras properties that look alike can be wildly different jobs — a lightly-used flat is not a refit, and a refit is not a winter-void. A standard clean on a small flat usually starts from about €45; a full post-build or void deep clean is priced on what the photos show.
