A block passing its snag list and a buyer collecting keys are not the same day. In between sits the layer the trades leave behind — plaster dust on skirtings, cement film on new glass, label adhesive on appliance doors, offcuts and protective film bagged in corners. Buyers fly into Larnaca, owners drive up from Limassol, investors land at LCA and reach Protaras in under an hour. So a handover pinned for “next weekend” can land on a Thursday morning when a flight moves. We plan these cleans against the handover date, not the site roster. Per-unit pricing, multi-unit discounts, developer terms

Most of this work comes in as blocks, not single flats, so we price per unit. Each flat gets its own line on the quote, quoted on size and finish level. Hit three or more units in one building and we take a percentage off the combined total — the savings of one crew, one trip, one set-up. Small apartments usually start from about €45 for a standard finish-clean; units needing debris haul-away or heavy cement-film work are quoted separately. For repeat developer and managing-agent partners we run invoiced terms rather than per-job card payment — send a purchase order, agree the schedule, settle on net-30. First job is usually paid per clean while we set the account up. No guessing, no surprise add-ons once we start.

Keeping the builder’s dust off the finish you’ve already paid for

The finish is where the budget went — the gloss kitchen, the stone vanity, the oak floor, the frameless shower glass. Construction dust scratches and dulls if it’s wiped the wrong way or ground in underfoot. Before we touch a room, protective sheeting goes down on completed floors and over fitted units, and we work room by room so a finished area is never crossed while a dustier one is still in progress. Fragile surfaces are flagged in the pre-clean walk and handled first with the right cloth and product for each material. Debris gets lifted out, not swept through the place. The owner walks in to a finish that still looks like the showroom sample.

Photo proof, then the keys move

When the last unit is done, photos of every room land on WhatsApp — floors, surfaces, kitchens, bathrooms, the lot — before anyone collects a set of keys. You see the finished state without driving to the site, and your buyer walks into exactly what the photos showed. On linen: most handovers have none at all, since the unit is empty. Bedsheets and towels: we change them when clean replacements are already at the property - we don’t supply the items ourselves. If the beds are to be dressed for the first owner, have clean sets on site and note it in the booking.
