When the build ends and the first guest is already booked
A Protaras family villa rarely sits empty after a build. The contractor hands back, the final inspection passes, and somewhere a family is already counting down to their Fig Tree Bay week — so the window between sign-off and key delivery is short, and it is full of dust. Plaster and cement film settle on every new surface the moment the trades leave. Offcuts and packaging sit in corners. The white layer clings to skirtings, extractor vents, and the inside of light fittings a guest turnover will not touch. That gap is where we come in. Keeping the new finish exactly as it was signed off
The expensive part of a Protaras build is the finish. The marble vanity in the master bathroom, the oak floor in the open-plan living area, the frameless glass around the pool-deck doors, the matte black shower set a scourer would scratch in a second. Post-build dust dulls and scores if it is wiped the wrong way or walked in underfoot. So we do this job backwards from how most people clean. Before any dust is lifted we lay protective sheeting on completed floors and fitted units, work room by room so a finished area is never dragged through while a dustier one is still being done, and match the cloth and product to each surface — soft on treated tapware, non-scratch on the new glass. The aim is simple: leave every surface exactly as the contractor signed it off, minus the film.
Why we walk the villa before we lock a price
Two Protaras properties with the same square metres can be wildly different post-build jobs. A villa where the dryliner was tidy takes a morning. One where cement dust blew through every air duct and settled behind every radiator takes a day and a half. Photos flatten that detail — they never show what is inside a light fitting, under a removable hob, or along a window track. So for any finish-clean in Protaras we prefer to walk the site first. Per-unit pricing for multi-villa and flat-block handovers
A lot of our Protaras post-build work is not one property. It is a developer finishing a short run of flats in a Pernera block, a host fitting out two or three Kapparis apartments ahead of the season, or a small villa complex near Kavo Greco handed back at the same time. We price per unit — each one quoted on its own size and condition — rather than a blunt block rate that hides the hardest property. Book three or more in the same location and we take something off the total. Each front door gets its own photo set on WhatsApp when it is done, filed separately, so you have a clean handover record per property.
How the timing and the number actually work
Because the first family is often already booked, we treat the key-handover date as the fixed point and work backwards. The ideal is the day after the last trade leaves — dust has time to settle, the place has time to air, and nothing is rushed. If it has to land on the same morning, message us on WhatsApp with the area and the handover time and we will tell you in minutes whether we can fit it. Same-day cover on request when our diary allows, but a finish-clean is the one job we will not hurry — a finish scratched in haste costs more than the clean. As for cost, small apartments usually start from about €45 for a standard finish-clean; a heavier post-build clean with debris removal is priced separately and named after the walk.
