One thread per property, not one inbox for everything
Most multi-property mess comes from a single shared WhatsApp group where a Larnaca turnover, a Protaras complaint, and a Nicosia key-handover pile up unread. We run it differently. Each property gets its own thread with us — its address, its key-box code, its linen setup, its standing standard. A turnover goes into the thread it belongs to, the right crew turns up with the right access, and the photo proof comes back in the same place. You stop scrolling one chaotic inbox and start reading clean per-property histories. When an owner rings asking what happened at flat four last Tuesday, the answer is in the thread, with photos.
What a turnover covers, written for the manager
We don’t hand you a generic checklist and call it a turnover. Inside each run we reset the property the way a five-star review expects: beds stripped and remade, kitchen and bathroom brought back to guest-ready, floors dealt with, balconies swept where access is safe, and a full walk-through before the camera comes out. Anything beyond the standard reset — an oven pull-out after a long-stay checkout, window tracks clogged with Saharan dust, a fridge left full — gets added to the quote in that property’s thread, never quietly skipped. We flag anything broken, missing, or off in the photos, so you hear it from us before you read it in a guest review.
Linen, keys, and access across a portfolio
Running properties in six towns means linen logistics bite harder than the cleaning itself. Bedsheets and towels: we change them when clean replacements are already at the property - we don’t supply the items ourselves. So the rhythm that keeps a portfolio turning is making sure a clean set sits at each property before the changeover — a locked cupboard, a key-box, a spare set dropped by the owner. If we arrive and the replacements aren’t there, we photograph the bare bed and message you in that property’s thread before touching anything. No assumptions, no charge for a change we couldn’t make. Most managers we work with keep a second set at each unit; it removes almost every changeover headache.
Where this retainer model works in the south
We hold capacity anywhere we run a route: Larnaca (Finikoudes, Mackenzie, Oroklini, Kiti, Pyla, Livadia), Limassol (the marina, the seafront, Germasogeia, Agios Tychonas), Nicosia (the centre, Engomi, Strovolos, Lakatamia), Ayia Napa and Protaras (Nissi, Fig Tree Bay, Pernera, Kapparis), and Paralimni. That’s the arc from the capital down to the south-east tip — a driving loop we know turn by turn. Peak season from June through September on the coast is when a retainer earns its keep: ad-hoc cleaners get scarce, last-minute turnovers spike, and your held slots are the ones that don’t fall through. A booking shifts at noon, a guest extends a night, the owner’s niece who “always does it” doesn’t show — every property manager knows the pattern. Same-day cover is on request when our diary allows, never a promise we print. But because you’re on retainer, you’re first in the queue for backup slots rather than last in the queue for scraps.
