But plenty of properties here run larger — three- and four-bedroom homes set back from the front, duplexes above the cafés, and full villas with patios and poolside a short walk from Dassoudi beach. Those places host families, groups of friends, and long-stay expats who actually live in them. They don’t reset with a quick tidy. Sand, salt spray, and a patio five minutes from the beach

A villa this close to Dassoudi picks up what the breeze brings. Salt film builds on the outdoor glass and railings. Sand tracks in from the beach path and settles into the patio tiles and the poolside paving. Sea-facing balconies gather grit the wind never fully clears, and shower glass clouds with salt residue faster than an inland place. Inside, the job runs across every bedroom and bathroom, the kitchen put back to neutral, and the living and dining areas dusted, vacuumed, and mopped through. Outside, the patio, terrace, and the hard standing around the pool get swept and the furniture reset where access is safe.

The pool is noted, not serviced

We clean around the pool, not in it. The loungers, the dining set, the paving, and the perimeter are our side — swept and reset where we can reach. The water, the chemicals, the filters, and the pump belong to a pool technician, and we won’t touch them. Same for lawns and planting: we tidy what’s already been cut, we don’t garden. If the pool reads cloudy, green, or low when we walk in, we photograph it and flag it to you before we start. No guest walks in to a surprise, and you don’t get the complaint second-hand.

Bedsheets and towels: we change them when clean replacements are already at the property — we don’t supply the items ourselves. In a multi-bedroom place that’s a lot of linen, so we check the cupboard before we strip a single bed. If the clean set runs short, we photograph what’s missing and ask before we touch anything.

Year-round occupancy on the front line

Germasogeia isn’t a summer-only market. The expat residents stay put through winter, and the short-let bookings keep coming off-peak — so a villa here turns over in January as much as August. Small apartments usually start from about €45 — the larger Germasogeia homes run higher and are quoted individually.
